Blue Steel Development Acquires ±12.55 Acres for Steel 12 - Building 1 at Gulf South Commerce Park
MANDEVILLE, LA - February 2, 2026 - Blue Steel Development has acquired approximately ±12.55 acres at Gulf South
Commerce Park in St. Tammany Parish, Louisiana, for the development of Steel 12 - Building 1, a ±200,555-square-foot
speculative Class A industrial warehouse. The land acquisition closed in Q2 2026, with construction set to begin in May 2026
and delivery anticipated in Q1 2027.
Located in the North Shore submarket of New Orleans, Steel 12 will be positioned within Gulf South Commerce Park, a nearly
1,000-acre master-planned industrial development in western St. Tammany Parish. The park is strategically designed to
accommodate large-scale industrial, logistics, distribution, advanced manufacturing and technical operations, providing users
with access to major transportation infrastructure and the broader Gulf South market.
Steel 12 is strategically located at the intersection of I-12 and LA-1088, less than one mile from I-12. The property is also less
than 20 miles from the I-12/I-10/I-59 interchange and approximately 30 miles from the I-12/I-55 interchange, providing efficient
connectivity throughout Southeast Louisiana and the Gulf South.
The location provides access to a broad multimodal transportation network, including five major ports, two international
airports, six Class I railroads and four major interstate highways. New Orleans is approximately 40 miles from the property,
while Baton Rouge and Biloxi are approximately 74 and 75 miles away, respectively.
